Yes, and we keep it current on file. We can name the association, the management company, or both. Nearly every Pinellas County association requires a COI before a vendor works on the property, and we set that up when the account opens.

Someone dumped a mattress at our trash corral. Can you get it today?

Frequently yes, depending on crew availability. Corral dumping is one of the most common calls we get from associations, and same-day or next-day pickup is usually possible so it does not sit generating resident complaints.

Can you set up recurring service for repeat dumping?

Yes, and it usually costs less per visit than emergency calls. A scheduled pickup at a set rate turns a recurring headache into a predictable budget line and keeps the corral from becoming a permanent eyesore.

Can you remove an abandoned vehicle from guest parking?

We can, acting on the association written authorization. Removing abandoned vehicles involves specific legal notice requirements under Florida law and your governing documents. We follow the board direction and timeline rather than advising on the legal process.

Do you provide documentation for board meetings?

Yes, as standard. We photograph before and after every job. That documentation supports board reporting, meeting minutes, resident chargebacks, and insurance claims, and we attach it to the invoice rather than waiting to be asked.

Will your crews be professional around residents?

Yes. Crews arrive uniformed and identifiable, protect corridors and elevators, work within posted hours, and are courteous with residents. In a community association, anything less gets reported to the board within the hour, and we know it.

Can you quote in a format we can take to the board?

Yes. Send photos and we return a flat written quote formatted so a manager can forward it straight to the board for approval. Fast, clear quoting is one of the main reasons associations stay with us.

Is a dumpster cheaper for a clubhouse renovation?

Often yes. For larger projects like clubhouse renovations, common area refreshes, or post-storm cleanup, a commercial roll-off dumpster staged on site usually costs less than repeated labor visits. We rent those and will compare honestly.

Do you handle unit cleanouts for foreclosures and estates?

Yes. We handle foreclosure, estate, and turnover cleanouts within community associations, coordinating with the manager, board, or the responsible party. We follow the association access rules and provide the same before and after documentation.

Is hoa services available in Tampa or only in Pinellas County?

Both. Tampa gets the same crews, trucks and pricing structure as our Pinellas work. We book hoa services in Downtown Tampa, Water Street, Harbour Island, Davis Islands, Bayshore, Beach Park, Old Seminole Heights, Tampa Heights, Town & Country and Brandon. Because Tampa sits in Hillsborough County, disposal runs through Hillsborough facilities, so we quote Tampa jobs with that tipping cost included rather than surprising you later.

Do you cover Clearwater Beach and the condo towers for hoa services?

Yes, and we do it constantly. Clearwater Beach, Sand Key and Island Estates buildings almost always require an elevator reservation, a certificate of insurance naming the association, and a set haul window. We carry current insurance and file the COI before the truck leaves. Mainland Clearwater — Countryside, Northwood, Del Oro Groves, Downtown Cleveland Street — is simpler and usually books faster.

What other Pinellas County cities do you cover?

Effectively all of them. Mid-county we run Largo, Pinellas Park and Seminole. North county is Dunedin, Palm Harbor, Tarpon Springs, Safety Harbor, Oldsmar and East Lake. The barrier islands run St. Pete Beach, Treasure Island, Madeira Beach, Redington Beach, Redington Shores, North Redington Beach, Indian Shores, Indian Rocks Beach and Clearwater Beach.
