How fast can you get to a property?

Usually within 24 to 48 hours, and most single-family properties are cleared in a day. We know REO timelines are short and that missing them has real consequences, so we schedule accordingly.

Do you provide before and after photos?

Yes, at no extra charge. Time-stamped before, during and after photographs of every room and the exterior are delivered the same day. If your servicer requires a specific format, naming convention or upload portal, tell us and we will follow it.

Can you provide a certificate of insurance?

Yes. We are fully insured and can issue a certificate naming the servicer, asset manager or property owner. Our crews are uniformed and background-checked, which matters on vacant properties in occupied neighborhoods.

What do you do with personal property left in the house?

We follow your instructions. Requirements for retaining and storing personal property vary by situation and by servicer, so tell us in advance what must be segregated and we will stage it wherever you direct rather than making that determination ourselves.

Do you handle the yard, garage and outbuildings too?

Yes. Overgrowth, yard debris, dumped items, sheds, garages, attics, pool and patio debris, broken fencing and screen panels are all part of a full property clear.

Can you remove abandoned vehicles or boats from the property?

Do you handle mold, biohazard or pest problems?

No. Biohazard remediation, mold remediation, pest control and asbestos abatement require licensed specialists. We will identify the issue, tell you plainly and clear the contents first, which almost always lowers what the specialist charges.

Can you handle a portfolio of properties?

Yes. Multi-unit and portfolio work is priced per property with volume rates, with one point of contact, consistent documentation and monthly invoicing.
