How much does an eviction cleanout cost?

Eviction cleanouts are priced by volume, access and condition. They usually run heavier than ordinary move-outs because very little was packed, so a furnished one or two bedroom unit is often a full truckload. The quote includes labor, loading, hauling, disposal fees, sweeping and photo documentation.

Can you clear the unit before the sheriff executes the writ?

No. We do not remove a tenant’s property before the writ of possession has been executed and possession has been legally restored to the owner. Florida law is specific about self-help evictions, and starting early creates serious liability for the property owner.

How quickly can you clear a unit after the writ?

Usually the same day or the next day. We also schedule around locksmiths, cleaners, painters and flooring crews so the turnover does not stall waiting on us.

Do you provide documentation for the tenant file?

Yes, at no extra charge. We photograph every room before and after, and we also document damage such as holes, stains and missing fixtures, which is far easier to capture before the unit is cleared than afterwards.

Can you store or set aside the tenant’s belongings?

We can segregate and stage specific items wherever you direct, if you tell us in advance. We follow your instructions on what must be retained rather than making that legal determination ourselves, so confirm the requirement with your attorney and let us know.

Do you handle units with severe damage or filth?

We handle the contents, trash, spoiled food, damaged carpet and general debris. Biohazard conditions such as human or animal waste at volume, blood, decomposition or sewage require a licensed remediation contractor, and heavy infestations require pest control. We will tell you plainly when a unit is beyond our scope.

Do you remove damaged carpet and flooring?

Yes. Carpet, pad, vinyl and damaged flooring can be pulled and hauled as part of the same visit, which saves scheduling a separate crew during the turn.

Do you set up accounts for landlords and property managers?

Yes. Ongoing accounts include consistent pricing, priority scheduling, a single point of contact and monthly invoicing instead of paying job by job.

Would a dumpster be better than truck service?

For heavily loaded units, yes. Staging a roll-off dumpster on site means the crew never stops to make dump runs, which usually lowers the total cost on larger jobs. We will recommend whichever is cheaper for your unit.

Is eviction clean outs available in Tampa or only in Pinellas County?

Both. Tampa gets the same crews, trucks and pricing structure as our Pinellas work. We book eviction clean outs in Downtown Tampa, Water Street, Harbour Island, Davis Islands, Bayshore, Beach Park, Old Seminole Heights, Tampa Heights, Town & Country and Brandon. Because Tampa sits in Hillsborough County, disposal runs through Hillsborough facilities, so we quote Tampa jobs with that tipping cost included rather than surprising you later.

Do you cover Clearwater Beach and the condo towers for eviction clean outs?

Yes, and we do it constantly. Clearwater Beach, Sand Key and Island Estates buildings almost always require an elevator reservation, a certificate of insurance naming the association, and a set haul window. We carry current insurance and file the COI before the truck leaves. Mainland Clearwater — Countryside, Northwood, Del Oro Groves, Downtown Cleveland Street — is simpler and usually books faster.

What other Pinellas County cities do you cover?
