Eviction Clean Outs

An eviction cleanout clears a unit of everything a former tenant left behind so it can be turned over, usually scheduled within 24 hours because turnover time is money. Anything that has to be stored under Florida notice rules gets set aside rather than hauled, so tell the crew before they start. The number is $50 per cubic yard, $150 minimum, and you get it in writing before the crew touches anything. Elephants Dumpster Rental & Junk Removal serves St. Petersburg and the surrounding Pinellas County area.

Eviction Cleanouts in St. Petersburg, FL

An eviction cleanout has a clock on it and a set of rules attached. Once the writ of possession is executed and the sheriff has restored possession, the property has to be cleared and re-rentable fast – every day it sits empty is lost rent. Elephants Dumpster Rental & Junk Removal works with landlords, property managers and attorneys across Pinellas County to clear the unit, document it and hand it back turn-ready.

Serving St. Petersburg, Clearwater, Largo, Pinellas Park and all of Pinellas County. Call 727-240-7033.

What we clear

  • All abandoned furniture and mattresses
  • Appliances left behind or damaged
  • Clothing, boxes and personal property
  • Kitchen contents and spoiled food from a dead refrigerator
  • Trash, bagged waste and accumulated debris
  • Damaged carpet and flooring
  • Balcony, patio, garage and storage areas
  • Yard debris and anything dumped behind the unit

Timing, Documentation and Staying Inside the Rules

We do not start early

This matters. We do not remove a tenant’s property before the writ of possession has been executed and possession has been legally restored to the owner. Florida law is specific about self-help evictions, and a hauling company that offers to “just clear it out” ahead of the sheriff is creating serious liability for the property owner. We will schedule for the day of, or immediately after, the writ – not before.

Photo documentation, every time

Before-and-after photographs of every room are included at no charge. Those photos are what you rely on when a former tenant disputes a deposit deduction or claims property was taken. We also photograph the condition of damage – holes, stains, missing fixtures – because that is easier to capture before the unit is cleared than after.

If you need items stored

Some landlords and attorneys need certain personal property set aside rather than disposed of. Tell us in advance and we will segregate and stage those items wherever you direct. We follow your instructions on this – we are not the ones making the legal call about what must be retained, and we will not pretend to be. Check with your attorney and tell us the outcome.

Speed

We can usually clear a unit the same day or the next day, and we schedule around locksmiths, cleaners, painters and flooring crews so the turn does not stall waiting on us.

Pricing and Working With Property Professionals

Priced by volume, access and condition. Eviction units run heavier than normal move-outs because almost nothing was packed.

  • Light – a partially emptied unit with furniture left behind
  • Standard – a fully furnished one or two bedroom unit, usually a full truckload
  • Heavy – extreme accumulation or damage; staged with a roll-off dumpster on site

The quote includes labor, loading, hauling, disposal fees, sweeping and photo documentation.

What requires a specialist

We are a hauling company. Biohazard conditions – human or animal waste at volume, blood, decomposition, sewage – require a licensed remediation contractor, and heavy pest infestation requires pest control before or after our visit. We will tell you plainly when a unit is beyond our scope, and clearing the contents first almost always reduces what the specialist charges.

Accounts for landlords and managers

Ongoing accounts with consistent pricing, priority scheduling, one contact and monthly invoicing. See property management services, foreclosure cleanouts and apartment cleanouts.

Locally owned, fully insured, background-checked crews, firm pricing before we start. Call 727-240-7033.

Our Eviction Clean Outs Area: St. Petersburg, Clearwater, Tampa and Beyond

We run eviction clean outs hardest in St. Petersburg, Clearwater and Tampa, because that is where the crews already are. The rest of Pinellas County is not an afterthought either — we are on those roads every single day.

St. Petersburg, FL

St. Petersburg is home base, so eviction clean outs here usually gets the tightest window — often same day. We work Old Northeast, Historic Kenwood, Snell Isle, Shore Acres, Crescent Lake, Jungle Terrace, the EDGE District and downtown. The old bungalow blocks come with narrow driveways, brick streets and alley-only access, so we send the truck that actually fits instead of blocking your neighbors in. See the full St. Petersburg service page.

Clearwater, FL

We are in Clearwater constantly. eviction clean outs covers Downtown Cleveland Street, Skycrest, Del Oro Groves, Countryside, Northwood and the barrier island. The Memorial Causeway backs up badly in season, so we schedule beach jobs early in the morning instead of promising a window we would blow. Details on our Clearwater coverage.

Tampa, FL

Tampa gets the same crews and the same equipment as our Pinellas work. eviction clean outs covers Hyde Park, SoHo, Palma Ceia, Ybor City, V.M. Ybor, Old Seminole Heights, Sulphur Springs, Town & Country and Brandon. The historic districts have the same problem St. Pete does — brick streets, tight alleys, 1920s bungalows — and we bring the right truck for it. More on our Tampa junk removal coverage.

The Rest of Pinellas County

The rest of the county is standard route work, not a special trip. Mid-county we cover Largo, Pinellas Park and Seminole. North county is Dunedin, Palm Harbor, Tarpon Springs, Safety Harbor, Oldsmar and East Lake. The barrier islands are St. Pete Beach, Treasure Island, Madeira Beach, Indian Rocks Beach, Indian Shores, Redington Beach, Redington Shores, North Redington Beach, Clearwater Beach and Tierra Verde. We also serve Gulfport, Kenneth City, South Pasadena, Belleair, Belleair Beach, Belleair Bluffs, Belleair Shore, plus Westchase and Gandy across the bay. See the Pinellas County overview for the whole map.

Not sure whether your address is inside the line? Call 727-240-7033 and ask. We would rather tell you honestly that a job is outside our range than take a deposit and cancel on you.

Eviction Cleanout Frequently Asked Questions

How much does an eviction cleanout cost?

Eviction cleanouts are priced by volume, access and condition. They usually run heavier than ordinary move-outs because very little was packed, so a furnished one or two bedroom unit is often a full truckload. The quote includes labor, loading, hauling, disposal fees, sweeping and photo documentation.

Can you clear the unit before the sheriff executes the writ?

No. We do not remove a tenant’s property before the writ of possession has been executed and possession has been legally restored to the owner. Florida law is specific about self-help evictions, and starting early creates serious liability for the property owner.

How quickly can you clear a unit after the writ?

Usually the same day or the next day. We also schedule around locksmiths, cleaners, painters and flooring crews so the turnover does not stall waiting on us.

Do you provide documentation for the tenant file?

Yes, at no extra charge. We photograph every room before and after, and we also document damage such as holes, stains and missing fixtures, which is far easier to capture before the unit is cleared than afterwards.

Can you store or set aside the tenant’s belongings?

We can segregate and stage specific items wherever you direct, if you tell us in advance. We follow your instructions on what must be retained rather than making that legal determination ourselves, so confirm the requirement with your attorney and let us know.

Do you handle units with severe damage or filth?

We handle the contents, trash, spoiled food, damaged carpet and general debris. Biohazard conditions such as human or animal waste at volume, blood, decomposition or sewage require a licensed remediation contractor, and heavy infestations require pest control. We will tell you plainly when a unit is beyond our scope.

Do you remove damaged carpet and flooring?

Yes. Carpet, pad, vinyl and damaged flooring can be pulled and hauled as part of the same visit, which saves scheduling a separate crew during the turn.

Do you set up accounts for landlords and property managers?

Yes. Ongoing accounts include consistent pricing, priority scheduling, a single point of contact and monthly invoicing instead of paying job by job.

Would a dumpster be better than truck service?

For heavily loaded units, yes. Staging a roll-off dumpster on site means the crew never stops to make dump runs, which usually lowers the total cost on larger jobs. We will recommend whichever is cheaper for your unit.

Is eviction clean outs available in Tampa or only in Pinellas County?

Both. Tampa gets the same crews, trucks and pricing structure as our Pinellas work. We book eviction clean outs in Downtown Tampa, Water Street, Harbour Island, Davis Islands, Bayshore, Beach Park, Old Seminole Heights, Tampa Heights, Town & Country and Brandon. Because Tampa sits in Hillsborough County, disposal runs through Hillsborough facilities, so we quote Tampa jobs with that tipping cost included rather than surprising you later.

Do you cover Clearwater Beach and the condo towers for eviction clean outs?

Yes, and we do it constantly. Clearwater Beach, Sand Key and Island Estates buildings almost always require an elevator reservation, a certificate of insurance naming the association, and a set haul window. We carry current insurance and file the COI before the truck leaves. Mainland Clearwater — Countryside, Northwood, Del Oro Groves, Downtown Cleveland Street — is simpler and usually books faster.

What other Pinellas County cities do you cover?

Effectively all of them. Mid-county we run Largo, Pinellas Park and Seminole. North county is Dunedin, Palm Harbor, Tarpon Springs, Safety Harbor, Oldsmar and East Lake. The barrier islands run St. Pete Beach, Treasure Island, Madeira Beach, Redington Beach, Redington Shores, North Redington Beach, Indian Shores, Indian Rocks Beach and Clearwater Beach. Smaller municipalities like Gulfport, Kenneth City, South Pasadena, Tierra Verde and the four Belleair towns are covered too.
